Synthetic stucco, also called exterior insulation and finish systems (EIFS), became popular in South Carolina during the late 70s and early 80s. However, builders initially considered stucco a water barrier system. In other words, they did not think that water could get through the stucco, so they did not use of a secondary barrier such as Tyvek or tarpaper behind the stucco. The problem with this construction technique was where the artificial stucco wall met another type of material such as a window or a roof eve. Stucco applicators couldn't come up with a way to seal those areas and make them stay sealed. As a result, water got into the walls and had no way of draining or evaporating out. This caused mildew and black mold to grow inside the walls of the house, causing wood rot as well as respiratory problems for the occupants.
